Properly designed, placed, and maintained concrete should last 50-100+ years. But lifespan depends heavily on initial quality and ongoing maintenance.
What Extends Lifespan
Proper mix design, adequate reinforcement at correct depth, thorough 7+ day curing, regular sealing, and consistent drainage management.
What Shortens It
Expansive soil movement, tree roots, poor drainage, reactive aggregates, and deicing salts all reduce lifespan significantly.
Climate Effects
Central Texas has mild freeze-thaw cycles (good for concrete) but intense summer heat and UV radiation challenge sealers and surface treatments. Thermal cycling creates expansion-contraction stress.
Maintenance Makes the Difference
Consistent foundation moisture, regular sealing, prompt crack repair, effective drainage, and early problem detection — a well-maintained driveway may outlast a neglected one by decades.
