The Annual Concrete Maintenance Checklist for Homeowners

Spring inspection, cleaning, crack sealing, re-sealing, foundation moisture, and winter prep.

Spring Inspection

Walk your foundation looking for new cracks, settling, heaving, and drainage issues. Early detection prevents costly problems.

Clean and Degrease

Pressure wash driveways and patios (2,000-3,000 PSI max). Treat oil stains with concrete degreaser.

Seal Cracks

Fill cracks wider than 1/16 inch with flexible concrete caulk. Use flexible fillers — Central Texas concrete expands and contracts year-round.

Re-Seal Surfaces

Every 2-3 years. Best time in Central Texas: spring or fall when temperatures are moderate.

Foundation Moisture Management

Clean gutters, extend downspouts 5+ feet from foundation, ensure grade slopes away, and run soaker hoses during drought (12-18 inches from foundation, 30 minutes every other day).

Winter Prep

Ensure no water pools on or against concrete. Check expansion joints. Maintain pool chemistry through winter.
