Relatively high water tables, expansive clay creating lateral pressure on walls, shallow frost lines, and it's generally cheaper to build out than down.

When They Make Sense

Sloped lots with walkout potential, rocky terrain already requiring excavation, areas with deeper water tables, or when property size limits outward expansion.

Waterproofing Requirements

Exterior membranes, interior drainage with sump pumps, proper grading, and vapor barriers are all essential.

Structural Considerations

Minimum 8-inch walls, horizontal and vertical rebar per engineer specs, gravel drainage layer and vapor barrier beneath the floor slab.

Cost
